The problem, in plain words

Your foundation holds up the house and keeps the ground out. Concrete can crack as the soil settles, swells with water and dries out again. Some cracks are only cosmetic. Others let water in every time it rains, or keep growing.

We look at the crack, the water and the ground around it, and fix what is causing it, not just the crack. We work on foundations in Philomath, Corvallis, Albany, Lebanon, Monroe and nearby towns.

Signs you have it

  • Cracks in the foundation that are getting wider
  • Water stains or damp spots on the inside of the wall
  • Water coming through the wall or where it meets the footing
  • Doors and windows that start to stick
  • Soil washing away along the outside of the foundation

What we do

  1. Find the cause

We look at the crack from both sides and check how water reaches it.

  2. Take the water away

Most leaks start with water held against the wall. We fix the drainage around the foundation first.

  3. Repair the wall

We repair and seal the crack, or repair the damaged section of foundation. TODOrepair methods Colin uses

  4. Put it back

We backfill and grade the soil so water runs away from the house.

What drives the cost

We do not quote from a price list. Every job is different, so we look first, then give you the price in writing. These are the things that move it.

  • Size and number of cracks
  • Whether we work from inside, outside or both
  • How much digging the outside needs
  • Drainage work around the foundation
  • Whether a section of foundation must be replaced

Questions about foundation leak repair

Is every foundation crack a problem?

No. Thin cracks that stay the same are common in concrete. Cracks that grow, leak or are wider at one end should be looked at.

Can I fill a crack myself?

You can seal a dry, stable hairline crack. If it leaks or keeps moving, sealing the inside alone usually does not last, because the water is still pushing from outside.

Do I need an engineer?

Some foundation repairs need an engineer's plan or a permit. If yours does, we will tell you up front.

Do you replace whole foundations?
